Introduction
Thank you for visiting the Prime Home Inspection Services, LLC website.
The purchase of a home is typically the largest single investment an individual will make in his or her lifetime. Before buying a home numerous factors need to be considered - cost, location, condition, style, quality of life, school systems, distance to work, etc, etc. All of these can lead to a lot of stress and uncertainty. Let us help you reduce that level of stress. A home inspection is now one of the principal components in the home purchase process. For the buyer, it provides tangible and worthwhile information to help make a final purchase decision.
What about selling your home? More and more home sellers are opting to have their house inspected before putting it up for sale (often called "Pre-Listing Inspections"or "Seller Inspections"). While professional home inspections are not a new concept, the idea of having an inspection done prior to listing is gaining wide acceptance in both hot and soft real estate markets. After all, why wait until there is a contract on the line to find out if there are any significant defects in the home?
What about a new home that came with a builder's warranty and that warranty is about to expire? Having the home inspected by an independent professional will give you peace of mind by uncovering defects that the builder is responsible for taking care of while the home is still under warranty.
What is a Home Inspection?
In general terms, a home inspection is a limited visual and operational inspection of the readily accessible major components of a house, conducted by a qualified individual following recognized home inspection standards of practice, for the purpose of providing a professional and unbiased opinion as to the condition of the inspected elements.
To expand further on this: a home inspection consists of a visual inspection of certain readily accessible house components including the roof, structure, electric, heating, air conditioning, and plumbing systems, as well as the built-in major appliances. It also includes an operational evaluation of certain components of the electric, plumbing, and mechanical systems, and representative windows and doors, as well as an evaluation of the home's exterior and site conditions. The definition only covers part of the service that we provide our clients. We also serve as educators and consultants, routinely answering questions about their prospective house, providing basic instruction on the operation of its components and offering preventive maintenance tips.
What a Home Inspection is NOT
It is also important for all parties involved in a real estate transaction to understand what a home inspection is not. It is not :

a technically exhaustive evaluation
-
a Code compliance inspection
-
an engineering analysis of the structure or any other component
-
a geological survey
-
an energy audit
-
an appraisal or marketability analysis
-
an environmental analysis
-
an inspection to meet insurance requirements
-
a guarantee or insurance policy
-
a buy/no buy recommendation
